Glossary

Real estate & AI glossary

Plain-language definitions of the real estate and AI terms that come up when you're choosing a website and tools.

IDX (Internet Data Exchange)
The system that lets a real estate website display up-to-date MLS listings from across a market, not just one agent’s own listings. Agent Winds sites include full IDX property search.
MLS (Multiple Listing Service)
A regional database where real estate brokers share listings with one another. Agent Winds integrates with nearly every MLS in the United States.
AEO (Answer Engine Optimization)
Optimizing content so AI answer engines like ChatGPT, Claude, and Gemini can find, understand, and cite it. As buyers research homes by asking AI, AEO sits alongside traditional SEO.
SEO (Search Engine Optimization)
Optimizing a website so it ranks in search engines like Google. Includes keyword-relevant content, fast load times, clean structure, and quality links.
RAG (Retrieval-Augmented Generation)
An AI technique where the model retrieves accurate, specific information (an agent’s bio, brokerage details, and listings) before answering—so responses are grounded in real data instead of guesses. It’s how the Agent Winds Assistant answers as your business.
AI Digital Assistant
A conversational AI built into a website that answers visitor questions, searches listings, and captures leads in natural language—rather than forcing visitors through menus and forms.
CRM (Customer Relationship Management)
Software that organizes leads and clients, tracks every interaction, and automates follow-up. Agent Winds includes a real estate CRM with an agnostic journey flow.
Lead capture
The process of collecting a potential client’s contact details. Agent Winds captures leads inside the conversation—no invasive forms—and texts the agent instantly.
Lead generation
Attracting and converting strangers into potential clients. For real estate, this combines a strong website, search visibility, marketing, and fast follow-up.
Drip campaign
A sequence of automated emails or texts sent over time to nurture a lead—triggered by events like a new registration—so prospects stay engaged without manual effort.
AI room staging
Using AI to digitally furnish or improve photos of empty or dated rooms (and yards) so buyers can picture a property’s potential. Agent Winds includes one-click AI room staging.
Real estate farming
Consistently marketing to a specific neighborhood or area to become the go-to agent there. Agent Winds supports farming with map-based direct mail.
Direct mail / postcard marketing
Sending physical mailers to targeted addresses. Agent Winds lets you click a home on a map and send a designed postcard with verified delivery.
Dynamic QR code
A scannable code whose destination can be updated after printing. Agent Winds uses dynamic QR codes for listings to make open-house check-ins seamless.
Conversational search
Finding homes by describing what you want in plain language (“a 3-bed under $400k with a yard”) instead of clicking through filters. The Assistant maps the results instantly.
Review syndication
Collecting reviews on your own site and echoing them to platforms like Google, Zillow, and FastExpert to build trust and visibility in one step.
Core Web Vitals
Google’s metrics for real-world page experience—loading, interactivity, and visual stability. They influence search ranking. Agent Winds sites load about 2.1× faster than tested competitors on mobile.
No-contract subscription
A service you can cancel anytime with no long-term commitment. Agent Winds has no contracts and hands you your domain if you leave.
