The market ranges
"AI website" covers everything from a template with a chat widget to a fully AI-native site, so prices span accordingly:
Template site + chatbot widget: roughly $50–$200/month total. A standard template builder plus a third-party chat widget. You get the look of AI; the widget typically can't search your MLS or answer questions about you. Cheap, and usually worth exactly that in leads.
Lead-gen platforms with AI features: roughly $300–$1,000+/month. Established platforms increasingly market AI add-ons — smart follow-up, AI texting, listing descriptions. Solid tools, but the AI is usually assisting you, not talking to your visitors, and ad spend often sits on top of the platform fee. Annual contracts are common.
Custom AI development: $10,000+ up front. Hiring developers to build a bespoke conversational site works, but you're funding a software project — and maintaining it forever.

The costs that hide in the fine print
Whatever provider you compare, price the whole stack: MLS/IDX data-feed fees (set by your MLS, free to $100+/month — they apply to everyone), setup fees and what they actually cover, separately billed CRMs, required ad budgets on lead-gen platforms, and contract lock-in. The only math that matters
An average agent commission runs several thousand dollars even on a modest transaction. That means every option above — including the expensive ones — pays for itself with a small number of closed leads per year. So the real question isn't "what does it cost?" but "what does it convert?"
A $75/month template that produces nothing costs infinitely more per lead than a $149/month site that produces a closing a quarter. Judge any website — ours included — by the leads it generates and the quality of the conversations behind them, not by the subscription line item.
How to comparison-shop without getting burned
Ask each provider: Can I see live customer sites, not demos? Does the AI search real MLS inventory? Is it trained on me specifically? Where do leads land, and with how much context? What's the all-in monthly number including MLS fees? What happens to my domain and content if I leave?
